Located near the Chicago River and Navy Pier, this high-rise condo project combined custom millwork, thoughtful space planning, and curated furnishings to bring beauty and warmth.

Renovating a high-rise condo like this in Chicago requires careful planning beyond the design and renovation itself. Building regulations, freight schedules, noise restrictions, and coordination with property management representatives all influence how construction unfolds inside a downtown tower. We took care of it all for our client.

Kitchen, Living, and Dining Brought Together

In the main gathering spaces of the condo, the living, dining, and kitchen spaces were unified through the use of a layered material palette. Hardwood floors flow continuously throughout the home, bringing cohesion across the spaces.

Charcoal paneled millwork wall provides elegance to the dining room. Above the dining table, a sculptural globe chandelier hangs. Nearby, the kitchen balances warm neutral cabinetry with darker stone surfaces, creating contrast while maintaining visual balance across the open living environment.

The result is a kitchen, living room, and dining room designed for modern condo living — comfortable for everyday life while equally suited for entertaining.

Custom Millwork and Architectural Detailing

Throughout the home, custom millwork play a key role. Paneled walls provide visual interest in the dining room and powder bathroom. In the bedroom, wood beams were added to the ceiling for a striking effect.

The Primary Bedroom: Calm Above Bustle of Downtown

The primary bedroom was designed to be a quiet retreat above the busy Chicago streets. A warm, neutral palette of layered textiles and soft woods was used.

A reading nook positioned along the window wall allows the space to take advantage of natural light and city views while remaining calm and intimate.

Thoughtful lighting and tailored furnishings complete the room, creating a balanced environment designed equally for rest and everyday living.

Secondary Bedroom: Symmetry and Comfort

In the secondary bedroom, paired beds are anchored by a shared nightstand. Layered bedding, textures, and curated artwork round out the space.

The aesthetic of familiar materials carries through as a refined extension of the greater home.

Powder Room: Small Space, Big Impact

The powder bath, though compact, was an opportunity for architectural and material expression. Textural wallcovering, wall wainscoting, curated art, and a custom vanity bring richness to the space.
